Hi @Deanna Ulino! You want to make sure the inspector is comfortable and familiar with the type of property you are having inspected like size, age, and construction. If there is anything you have particular concerns about bring them up ahead of time so they can pay particular attention. Like hiring anyone else I suggest asking for references. Note: this year there was a change in regards to evidence of termites and treatment so if at all possible you will want get proof of treatment from the current owner and give it to the inspector before the inspection. I hope this helps.

Hi @Samantha L. it's unfortunate that your husband doesn't share your same excitement for real estate since it's great! lol Maybe you could present the process with a why or the end in mind. If there is a shared interest in traveling or buying a jet ski you could show how the profits from a flip or rental income could pay for it. The best part about is it you already have some experience to support it.

@Orlando San congratulations on getting started! BP is the right place to find the info you are looking for. Here are a few things to look into to get your wholesaling business going.

Finding deals- driving for dollars and targeting lists you like absentee owners.

Finding cash buyers - meet people at the auction and go to local meet ups.

@Mitchell Behm houses near campus can be great for renting by the bedroom. Check with zoning to see how many unrelated adults you can rent to. If you're planning on 4 and only allowed 3 I imagine it could make a difference in your offer. Way to go on getting started early!

@Nicole Dlugosz Welcome to Louisville! Studying for the real estate exam will teach you a lot. How are you preparing, taking a class or learning on your own? I think any level of education is great. I believe the best way to get to know a new city is on a bicycle or driving around in your car. If you have any questions about the exam feel free to reach out.

@Brandon Ellison quick answer yes. If you are looking for seller financed deals educate the wholesalers you are working with the terms that work for you. When they find sellers they can present your terms as an option instead of full cash offers and then sell you the contract. There are lots of laws and financial implications to these kind of deals so make sure you are consulting professionals.

Have you already talked to the seller are they interested in financing the property? Seller's motivation to finance can vary from possible tax reasons, monthly income, or higher purchase prices to name a few. The agent likes the deal if they can help close it and collect a commission regardless of financing. Hopefully that helps
