Is getting a matterport done for a weekly vacation rental in Siesta Key, FL worth the extra money? As a realtor I always suggest clients have one done when listing a property for sale. What trends are you seeing the the Sarasota area to set short term rentals apart from the competition?

@Dan Wentworth it looks like you figured out how to tag people and updated your profile, great!

Since you are in the Louisville area you should try to attend a meet up that I enjoy the last Wednesday of every month at the Manhattan Project on Frankfort Ave. There is a diverse group of investors who attend. 

I have not used any of the membership options that BP offers yet however it looks like there are some good perks. I'm sure there are a lot of people on here who can better answer that for you.

I am focusing on buy and hold SFR rentals now and self managing until I reach my cash flow goal. I like a lot of the advantages multi has to offer so I can see myself transitiong that direction as things progress.

Hi @Kristie Bastnagel! All house hacks are different and it depends on what you are trying to accomplish. I think a lot of first time house hackers are trying to reduce current housing expenses so if this deal works out to save you money it could be a good idea. 

With $35-45K rehab budget sounds like you may have some significant projects to take on. Often time projects can take longer to finish than expected so I would make sure you have enough in reserve for carrying costs while you finish them.

Your profile didn't say where you are investing so hard to help with specifics however check out the Events section under Networking to see if there are any local meetups hosted by BP members. Even with a busy rat race schedulue hopefully you can find the time to meet with other like minded investors. Some of whom may have the other two sides of the investment triangle,time and knowledge, that may help accelerate your goals.

@Heavy Crowns Partnerships can often be a great way to get more done faster, however, I will echo the previous comments and say that you should have legal agreements in place to plan for the unexpected. Consulting with a lawyer that deals with real estate investors can give you an idea about scenarious you should plan for that perhaps you haven't thought of on your own.

If you go to the Network tab at the top of the page and then go to Events you can find meetups that people in the BP community post. I like the one hosted by @Raphael Collazo on the last Wednesday of every month (link below). The Kentucky Real Estate Investors Association (KREIA) is also a great resource for meeting and learning from locals.

@Tommy C. Going from 4 units to 5 or 6 in most places requires different zoning so you may be restricted by that. FHA does multi family programs however the requirements are different than single family.
