I bought a 3 unit to house hack with an fha mortgage, and after a few years I refinanced to conventional due to appreciation and raised rents.  Bought another 3 unit to house hack with a new fha mortgage, and am closing on my refinance to conventional this month. 

If you don't like the debt and minimal cash flow, why not just flip instead? 

If I were in your shoes, I'd be looking into quitting the full time job asap.  The time you're there could be better used it seems.

The payoff period for this is probably not worth the investment.
