Personally, I'd vote Bloomington over Martinsville. B-town will see tons of growth. Martinsville imo may even decline. South side of Indy from Greenwood to Center Point is a great bet, though.

Hi Maxwell, I just helped a client with the same search. We ended up going with a 4-plex though because the numbers just worked out so much better. This client (a travel nurse from TX) is claiming as his primary residence and leasing out the other sides. I know the market in Indy quite well -- let's chat!!

I believe there is a "seasoning" period in which you have to actually live in the primary residence yourself. Additionally, you'll be using an LLC correct?

I would look into Caliber Home Loans (investor friendly and local to Indy)

Intrigue Indy works alongside Plat Collective and they are FANTASTIC. They have 200 doors I believe now. He knows how to serve investors well. I'm using them for recent purchase. I have a contact so DM me!

Hi, curious if anyone has had luck with the MLS? Also any advice for writing cash offers. Obviously, for BRRRR to work you need to be able to force up serious equity meaning the property has to be at discount. Any experience with finding on the MLS?

My name is Tyler. I've been keeping up with BiggerPockets for years, and then decided to get my broker license and get in the game myself.

I would look into CIREA (Central Indianapolis Real Estate Investor group). Also, just network and sit down with people. At the end of every meeting, ask for 2-3 people that they think you'd learn a lot from and hit it off well. This has been my strategy and it's paid big dividends. Best of luck!
