Hey all! I recently got into the rental property game in urban Indy and I've been drinking from a water hose the past year. I currently have one SFR just south of Fountain Square and a Quadplex JV in Englewood. I'm an agent for investors too! Anyways, my bottleneck seems to be my knowledge of the market and strategic ways to get around the surge in home prices (15% on average in Indy) this past year.

That all being said, who would be interested in coming to an Indy Rental Property Investing Meet up?? Just to connect, swap stories, and maybe grab a drink and converse! I have a few locations in mind but open to suggestions. Cheers!

Hey Brent! I love this idea. I'm a newer investor and also an agent in Indy. I got off the ground this past summer and now have two properties. I'd love to connect!

Hey Alexandra! I'm an investor / agent in Indy. I've helped folks like you, many from the west coast navigate an out of state investment.

To your questions...

1) Is very familiar with Indianapolis (especially in and around downtown)

I grew up in the burbs of Indy but have lived in the urban corridor for 5 years and my brokerage is based out of downtown. I know the streets very well.

2) Is fine working with a client who is buying with a family member in mind

That sounds great.

3) is disability-friendly, and understands that the top priority will be buying an investment home that is/can be easily made wheelchair accessible.

Honestly, this will be my first time keeping this as a top priority, but I would love to help you with this.

@Michael Svoboda Ahhhh, sorry for my misunderstanding. I'd recommend looking into @ Properties. I'd be happy to facilitate a meeting with the owner of our brokerage. He's an awesome guy and investor like us.

Great points man! Often I have a tendency to want to put my head down and figure it out. Meanwhile a 5 minute call to my mentor, who has over 200 doors, saves me much of the time and hassle and opens my mind to options I didn't even know existed.

Hey Michael! I'm an agent with @ Properties. They're the biggest brokerage in Chicago proper so I bet you've heard of us. We are still locally owned and operated though, and our Indy brokerage used to be called Plat Collective. I personally grew up in Avon, just south of Brownsburg. I'd love to help you in your home search!

Hey! Perhaps I need to optimize my "find agent" ðŸ˜…

I'm an agent in Indy. As well as an investor. I'd love to chat! I closed on a duplex for an investor just a bit ago!

For SFR I'd recommend areas that have great price to rent ratios, as well as strong appreciation trends. Although places like Eagledale do have nice home prices, will the rents / home prices appreciate like they would in say Garfield Park / South Village? IMO no. (Not to say Eagledale isn't a good place to invest :) ). Here's the neighborhoods I like best: Near South side, areas to south and east of Fountain Square, Twin Aires, Mapleton-Fall Creek, Beech Grove, and there are some others too. Also, I'm a real estate agent and do most of my work with investors. Would love to chat!
