Wow this thread has been intense yet informative. In a nutshell is it best to steer clear of wholesaling unless you have a license or just buy the property first and then double close? 

Definitely do not want to do anything illegal or that has the grounds of such a part of it.

@Matt Crain I know this thread is from last year but still, welcome to BP. Since this thread, I hope that you have discovered that you do not need $130K to get started in REI and as @Paul Timmins pointed out, you can choose to use your money or that of others in quite a few ways. Have you had any success with investing thus far? I hope so and be encouraged...you can do this! All the best to you.

Hello @Caleb Bullard! I am guessing that you are new to BP and investing. I am too! So welcome! @Jonathan Makovsky gave some good advice. As I have been learning, you can start with little to no money in or you can start with thousands or more. It just depends on what you have and are willing to invest in your venture.
