The only thing I know that will work (and I've seen flippers do it on houses with smoke/pet smells) is an ozone generator.

You can rent them. Just google ozone generator rental.

@James Wise @Mike Sedlacek I love what you guys are saying. I was always hesitant about getting my license but I am now in the middle of taking classes to do just that. 

One thing that made me decide to take the plunge was guys like @Bill Gulley and a few others who always implore newbies to go ahead and get educated.

I went and met with an agent at Keller Williams and yes they offer lots of post licensing education and training so I think I will go with them. One investor I know who is with KW got her last 5 rental properties from other agents in her office.

I know this is a late reply, but in that case I chose to go with a traditional rental. I got some good tenants in there who pay on time and take good care of the place.

I would be open to Secton 8 in the future though, if the situation were right.

@Andy Webb I wound up taking it down. It was kind of ugly and rusty as well. A scrapper hauled it off.

I was using erentpayment which I thought worked fine, but since it takes 3 days to process the transaction, my tenant could never seem to time it right, i.e. they usually got paid on the 1st, which would make their payment show up on the 3rd or 4th, unless of course the first was a thursday which would make the payment late by the time I got it, which would usually be the 5th.

We wound up going back to me picking up money orders from them, which is fine with me as I only have the one tenant.

I was wondering if anyone has tried Venmo? I hear the payments are instant with no processing time.

Private money usually means borrowing from friends, family or a known individual.

It's not a bank or a hard money lender.

You can borrow as much as little they are willing to lend you, under whatever terms you agree on.

I started about a year ago, read BP articles and blogs, listened to podcasts until my ears bled, joined my local REIA group, networked, asked questions, etc. I did my own marketing and wound up buying and rehabbing a rent house and doing a couple wholesale deals. My rental cashflows pretty well and now I am ready to do it all over again.

No expensive programs, no mentor, etc. You can do this too.
