@Tom Keith looks promising. Is that a converted garage?

@Derek McCreight thats great.

There's a guy at my REIA group who only buys south of I-20, he would probably be a good connection.

Now you need to send to that list once a month for at least six months.

What's your farm area?

@Account Closed It may not be a "scam" per se but what if it's just a bad deal? If you get it for 65K and its only worth 80k then theres not much of a spread to wholesale it after you add your fee and any repairs/updates/closing costs/holding costs. Whats the ARV and estimated rehab?

Why do you need Phil Grove? You can meet plenty of people here and at your local REIA that you can be a bird dog for.

Hey @Schyler Witt and @Geode Pratt my favorite is NTAREI. Great group with a lot of older, more experienced investors and minimal sales pitch. This Thursday is a "networking roundtable" meeting which is free....http://ntarei.com

I've been to others that are decent, but they usually come with the price tag of major pitch-fests or tons of newbies.

Brian Pellerin did a run-down of some of the other groups here:

If you see me at a meeting be sure to come up and say hello.

@Matthew Martin others can answer more in depth, but one possible problem is that when you are getting a discount it's usually because the property is distressed, and many banks will not loan on a distressed property. If it's FHA even more so.

Thats not always the case, but another thing to consider is the cost (in both time and money) in sending out mailers and negotiating with sellers.

@Brie Schmidt Doh!!!! That was it. Operator error. Thanks!

My last two posts in the BP Marketplace didn't show up in the list of current discussions on the homepage, but they show up when you go to the marketplace itself. Any reason for that?

Thanks!
