@Joe Butcher  I know a lot of folks talk about a license being a liability because they are worried about being sued for taking unconscionable profits when they try to buy wholesale deals.  And or they worry about the expense.... ( which to me is laughable given the expense to maintain a license is a couple grand a year) and if you can't afford that why are you in RE in any capacity.

Its all about disclosure as long as you disclose your an agent acting as a principal and buying for profit or loss.. I have never had an issue in 4 decades of buying and selling RE from distressed sellers.

Benefits in my mind are>

1. instant access to MLS you get true comps..

2. supra key to get into homes on your schedule not having to coordinate with your realtor

3. Supreme networking.. many agents get hip pocket deals and I have made well A lot over the years with my agents bringing me first looks.

4. ability to make and save on commission on both sides of the transaction this is especially valuable in high value areas.. IN our area were average deals these days are in the 500k range  that's big money if you save 3% on either side.

5. If deal does not work for you, you list it... nothing better than listings in warm to hot markets its money in the bank... Little over head and no risk.. you don't own it you get paid when it closes..

6. its a career you can have your whole life.... and you can make serious money at it if your good and determined and diligent...

these are just some reasons I am a proponent of having a licesne and being in the game.. as opposed to outside the game...
