Both approaches can work. It all depends on what you want the end goal to be. The fun part is getting there. Flipping is a job and so is being a landlord. Both can be taxing in different ways. Flips can be found anywhere as can a long term buy and hold. Regardless of the avenue you decide to take, just make sure you know and understand ALL the tax implications of each, and how to protect yourself, your asset, and your money.  I highly recommend reaching out to @Rick Pozos , as well as attending some local meetups. I actually just joined meetup.com and found several to go to. Keep us updated!

Bought in Lavaca neighborhood as a buy and hold. Was offered a sweet deal as an owner finance. Will update!

Update~~ deal fell through. Buyer scared off by price per sqft. I ran the deal by some other investors and an agent. All told me that I left some money on the table. Got it rented out a week later!

Bought in Lavaca neighborhood as a buy and hold. Full 13 month reno. 75% of the work I did myself. Was offered a sweet deal as an owner finance. Will update!

I turned a 118 year old triplex into a brand new SFR.

rented out 13 months after I first swung a hammer on it

hmmmmmm.......I feel I had a good grasp on what to expect, but due to the scale and depth, I fell a bit short on how small problems really add time to the project.

I found a blank copy of a 2016 version of a residential lease. If I am a NONMEMBER will the lease be legal? Hold up in court?
