I found a blank copy of a 2016 version of a residential lease. If I am a NONMEMBER will the lease be legal? Hold up in court?

I expect that the lease you are looking at is a temporary lease (to be included in a buy/sell contract) and doubt this is what you are looking for.

What you are probably looking at is the TAR lease.  You can use it, but be prepared that if you ever get into a legal fracas you will be at a disadvantage day 1.
