Some utilities company have landlord agreement. Basically they will allow you to have the property under your name. Once you have a  tenant ,they will use their lease to switch payment to their name and once they move out. it switch back to your name again.

Find your investment criteria. Get yourself a realtor. Save up some down payment.

Just want to see if anyone had success doing the rental arbitrage model? master lease from developer and operate them as short term rental? Any success story? I've reached out to a lot of apartments in area my company want to go but a lot of them have company policy that doesn't allow Airbnb type short term. Any developer here are thinking about partner up with a short term rental company?

I use Quickbook Self employed. Great to organize expenses and income. also can track your mileage.

Hey, My mother in law might be one of the people you are talking about. Leaving Long Island to Atlanta. One of the main reason is the price of house are a lot cheaper. We did the math. She can sell her 1 bedroom condo there and pay in full 2 small houses here in the surbs. She can live in one and collect rent from the other one. Also to be closer to her kids. so why not. :)

 Hi Heidi, You probably want to call them and interview them. Here are the area that I'm looking to know.

1. What technology are they using to show the house. There are smart lock (Rently) solutions out there that make showing a lot easier. 

2. Where they're going to list your property? 

3. Ask for references. 

4. Ask them what to expect in the area your house is located. What's their track record of leasing a house out in the location you are in.

5. Read their agreement and make sure you understand what's their responsibilities/due dates.
