The company that i use to work for hired a really really good handyman who can fix a lot of stuff, kinda like jack of all trades. we hired him full time so he's on salary. (was doing short term rental and managing over 40 units in downtown ATL so there's a lot of wear and tear from so many turn overs) We don't get a of late night calls mostly can be fixed during work hour.  end up saving us a lot of money on hiring different contractors.

Hey i think i know which on your are talking about Hint(Sxxville) right? duplex to quad is very normal to only show during DD. that's why you have DD. 7 day should be enough in my opinion. Get the contract first is my suggestion. haha

Agree with @Carl Millsap here. You might also able to use your VA loan. Talk to your lender and see how much you can get approved for will be a good start.

Very familiar with the Mayfield tower. Not a lot of condo in midtown that doesn't have rental restriction. If you pick this one it will most likely be appreciation only play because of the location .there're plenty of SFH in the suburbs that make sense as investment for cash flow. If your goal is for cash flow with steady appreciation. Look for duplexes or SFH in the suburbs far far from the city...
