I tried Google but not much luck... I want to share and record my entire computer screen and don't know how to on my Microsoft surface pro 2... if I can't organically, then is there an app where I can share and record

Ps. If you know of one where you can share record and edit... please chime in as well :)

Interesting thought. My way of thinking is majority of the people have their phone attached to their hip. I saw a stat that said 80% of people are no farther than 3 feet from their phone at any given time throughout the day.  Thanks for the response though.

Does anyone use a text auto responder? Like if I text a "word" to a 5 digit number it sends me info on whatever the auto responses is prompt to respond? Also if you have used a service or app, etc... how has your response been and the conversion rate to solid leads?

I agree with all the above , but if you can don't have MLS access and want a quick idea of what the comps on whatever property may be you can use the sold prices on Zillow to give you a ball park figure on what the numbers may be. Also can use findcompsnow.com, I believe this site goes of Zillow software. (seems to have the same estimates) the site gives you prices bought for cash bought properties and prices for retail. Again its not MLS access but its something to do a quick check.

I understand there are contingencies in a contract regarding the inspection period that give the buyer the option to opt out if there is something unexpected that comes up in the inspection. Also the contract gives you equitable interest to market to your network of cash buyers. To a seller it makes since to have an inspection before a contract is signed. Right? I understand the concept when wholesaling is to get a property under contract and assign it to an end buyer who actually purchases the property.

If I'm at the property and the numbers work I don't want to leave there without a contract. Otherwise someone else will come in a swoop it up. My question is how do you explain to a seller why you would have an inspection after the contract is signed? I'm trying to be ethical and honest but at the same time don't want to throw any red flags up with the seller in explaining my reasoning.

I agree with @Jason Collins  in regards to the percentage to put aside for marketing and  having reserves when it comes to owning a rental. Continue to wholesale and build that capitol up. Never know you may have enough for TWO down payments.

@Vince Mayer will they go over them with you as well? I'd really like to have one Is simple enough to explain to sellers but also with the necessary clauses and whatever wording to cover me as well. I will check them out asap. I have not closed a deal yet. So cant answer that yet. I appreciate the insight.
