This post Is to put my name out there to any wholesalers in my local area(St. Louis) who are actively wholesaling or have wholesaled a deal recently. That's something I'm wanting to do and wanting to know more about it. As much as I want to jump in and start mailing to the list I just bought. I just don't feel ready, and yes I know you need to fail to learn but I don't want to make a fool of myself and put a bad name for myself out there as being a joke and not knowing a dang thing about the process of a successful wholesale deal(which I don't). I would love to meet up and chat possibly partner with someone who knows what there doing so I can see the how its done. Now I don't want you thinking I'm asking for someone to just drop what there doing. I understand I need to bring something to the table. In closing, I would Love to network with some like minded people and see how I can possibly benefit you and possibly gain a mentor but most importantly a friendship along the way to

Hello BP,

How do I go about getting an assignment of contract to wholesale to another investor in Missouri? is there a certain contract for just Missouri or is there multiple options regarding different contracts I can use?

Thanks for any insight

@Luther M. congratulations love hearing stories about there first deal. Keeps the firing going inside of me to accomplish that. You said you had a mentor who guided you through the process. if you would be generous enough to share how you found a "Mentor" who helped guide you through the process? I'm asking because I have read on here that networking/partner, with another wholesaler in a particular area is one way of gaining experience or getting the first deal under your belt, I'm looking to possibly go that direction. Even if that means helping with the end being no money in my pocket. The experience would be all I need! I was wondering if you did that same thing or if you went another direction on finding him/her or if it was just a friend of a friend?? Thanks for any response given! And best of luck to your future success!!!

Welcome to bigger pockets by the way. Tons of great information on this site. Check out some local REIA groups if you don't know anyone in the biz. Listen to the different podcasts, I've listened to almost all of them and there is just so many different strategies that you can utilize to leverage your money and find deals, partners and in your case starting a portfolio. It really opens your eyes and gives you information that changes your mindset and motivates the hell out of you when you listen to them. (at least for me they do) Actually check out the last podcast 73. It seems like the strategies used may fit your lifestyle with your busy job. Good luck with everything. See ya around the sight!

How did you find the deals and what's your exit strategy? Again, thanks for the welcome! (sorry about the many grammar errors)

Bigger pockets what's up!,

My name is Tanner Trokey I live in South County, up the street from Melville high school, probably about 15 to 20 minutes away from downtown St. Louis. I have no prior real estate experience except flipping a few books and 3 day seminar. I joined a local REIA group a few months back, and have been working for a local landlord, which has opened up my eyes to the up and downs of owning rental property. Although I do want to have some type of passive income down the road, I am currently interested in the art of wholesaling. I feel like it would be the best way to get my feet wet and to build up a little capitol on the way.

If anyone would like to share their knowledge about the St. Louis market, or past experiences I'm all ears. Looking forward to getting more involved in Bigger Pockets and to talk some like- minded people and possibly network with some of you. (picture will be coming)

Thank you!
