Post: Finding an attorney and investor friendly titel company?

I'm in the St. Louis market and have some contracts that I have downloaded from numerous sites that I just don't fully understand. I hate the seller to ask me question about my own contract and have me not be able to explain in detail the answer to their question. Rather not be in that position. So I was wondering if anybody had any recommendations as to an attorney, or advice on what to ask an attorney? I called tow attorneys in the St Louis area and one never called back and one told me they don't backyard contracts or whatever then hung up... Ok? Anyways. My goal is either revise one of the contracts I already have or to actually have one draft up a contract that fits my personal need protects my back end. Also to go over it so I can thoroughly understand it. Is that too much to ask?

Also was at a REIA last month and had a guy tell me that a title company frowned upon the profit he was making on a deal. Looking for a title company that is investor friendly or someone that is involved in the St Louis area that has a good recommendation for one that they themselves have experience with.

Can I ask someone  or post an address that I need help with determining  comps for me when I do not have the property under contract?

I Disagree, at least for me, the reason why am taking the necessary steps to obtain my license is to get the best understanding of my target market. By having the knowledge of what the "as is" condition price is and what others have sold for, I can then have the confidence of knowing I am offering a fair price to the seller based of actual numbers and information provided from facts. People may choose to act unethically but to me that will only get you so far. Like in the podcast 77 Where @Michael Quarles(can't link him) talks about how in the grocery store, he doesn't want to feel uncomfortable when grabbing an item off a shelf next to someone he bought a house from.(Not sure on the exact details of what he said, or called it)

I attend a REIA as well but the authenticity of meeting with BP members would bring a whole other atmosphere that I am willing to explore. lets get it. lets do this!

I appreciate the response. couple ex: If I were to get a house under contract from seller, and advertise that particular property to a buyer. What is the difference between that and finding a buyer as real estate agent or as selling it for a seller to a buyer as an agent. I can wholesale to a retail buyer if wanted. correct? 

And regards to your first statement about doing nothing with the house. so if I were to make a repair to the house then that would be illegal to wholesale to an end buyer? ex: Say I fix and flip. I buy a house cash, fix it, then sell it to a retail buyer. I market the property and sell it myself to a homeowner (like a lot of people do.) Does that mean I myself have to be a realtor or list that house with a realtor? That also brings up for FSBO.

Whats the fine line between the two? just trying to break it down for me to understand.

I Just started this pre license course online and I think I may know the answer to this question but would just like to get some clarity on it from someone who is an agent who understands the law... It goes over the activities that require you to have a license. Some of the activities are procuring a seller, buyer, landlords or tenants  

to carry on real estate business activities. Also negotiating or helping a consumer to buy, sell, rent or lease a property.  

So here is my question. with all that being said, How can an individual wholesale a property? Aren't you doing any all those activities??

PS. I'm in Missouri if that helps any on this question
