I’m also in NY and in the same boat. Doing my first cash out refinance. I don’t have any mortgage on the property. Looking for a lender who can give me best rate and lowest closing costs. 

I understand that there is a pre payment penalty on these cash out refi if it’s investment property.

Not looking to assign it cuz I know that’s not allowed  


just looking to see what’s the best way to work these short sale leads I’m getting. I can just be the listing agent for them to avoid all the negotiation and processing. Give that to another party to handle. But I’m trying to do that in house as well.

In most states being a licensed agent is enough, I'm relatively confident this is the case in NJ, but feel free to confirm.

Relatively easy to request a buyer to pay a processing fee at the close of escrow. If they want to offer 500k, you could say " Hey do you mind offering "500K + Processing Fee " or $497k + a 3,000 processing fee at the close of escrow " With the proper communication and deal structuring at the beginning for the most part it's not hard to get a buyer to agree to this.

If you know the buyer it’s very easy


What if it's a random buyer who is putting the offer through the MLS If it's allowed to put that in the MLS listing, then that solves that problem as well

Hi Max

I’m not looking to buy all the ones I’m submitting. The ones I don’t want to buy, I want to be able to charge a processing fee to the buyer who does buy the deal since the equity was created from the processing. 

I appreciate all the above comments. It’s been very helpful.

Do we need a debt adjuster license to process and negotiate short sales? 

I haven’t been able to find very clear info on this. 

For those of you who have experience with this, how do you get the buyer to pay the processing fee on each file?

What I’m really looking for is the possibility of them to get jail time for their fraud. The $20,000 that MHIC gives Is no where near the damage that has been caused do not even looking for that financial amount.

Hi folks

If I have an active litigation against a contractor in Baltimore MD, can I still file a complaint at the MHIC office against the contractors? 

Has anyone gone that route with contractors in Baltimore MD?

Post: Cabinets for Multiple Rehabs

Hey folks

We have been buying our cabinets through our contractors. Wondering if it's a good idea to buy them as a reseller to save some money and if it'll be worth it for a company that does multiple Rehabs (8-10 at a time). 

If anyone has been in that situation, please do share your insight. 

I want to get them delivered already assembled as it will be a hassle to assemble them on site. It'll beat the purpose of trying to save some money to have my guys do the assembly of the cabinets.
