Yes, great way to think!  But can we get some details of your Success Story?  How did you find your deal?  What does it look like?  Are you sharing profit in a partnership with the land owner?  Or did you help them out in some way to get the land?

Are you paying cash for them? What about calculating maintenance and vacancy.   After a mortgage payment, not much cash flow.  I like deals that cash flow $500/mo. with a mortgage with 10-20% down.  This is if there will be equity gains on the property.  If just income, I would demand more income

Nice work!  Did you have the house tested for Meth?  I would assume you had to do some remediation.  How much of the house and what did it cost?  Did you have to disclose this after clean up?  Thanks

I have used Foremost and found they have the best rates her in Colorado.  I have called at least 5-7 different companies.
