Over what the above comments have suggested and I agree.  Some people think that if you pay cash vs. hard money, your costs are lower since you are not paying lender fees and you don't have to deal with all the rules of the lender.   While it is true that you don't have the rules of the lender, your cash has an opportunity cost you must consider.  So I suggest you pay yourself, on the expense line, a good percentage return like a hard money lender would charge you.  Your money could be working for you in other ways if it is not buying real estate.

I think your thought process is a good one.  As you sound like you have some time on your side, leveraging your investments is a good idea.  If you pay cash you can fix up the new one and refi it to obtain your next house as well.  Keep up the good work and let only your mortgages be your debt.
