We all know that it's not easy being in real estate, we all face a lot of challenges each and everyday in whatever we are doing that includes myself. For me i've had my fair share of struggles especially with getting started & finding the right people to associate myself with, staying focused, staying consistent on things, just being in the right state of mind and putting yourself on the path to success.

I Would like to see what other peoples struggles have been in the past Calendar Year, whether your new to real estate or seasoned, what type of issues does anybody face, such as getting started, building relationships, looking for RE Groups to be a part of, looking for a path to go down, maybe issues with properties, even trying to find funding for your deals, anything that has been frustrating you for a while now.

@Doug Haisten

This is what i was doing, trying to wholesale a property that is Listed on the MLS, i can tell you from my experience it doesn't work for me & i had to realize that for myself, like right now i actually have a property under contract that was listed on Zillow, the problem is while i finally got a property listed on the MLS its not valuable to many buyers i got in contact with, this Property is A Rental Property with no Mortgage Free & Clear Good Tenants & the seller was looking for $85,000 made me feel like im doing a whole lot for nothing just to get an assignment fee. Basically a Learning experience for myself.

 Yeah i realized that soon as i did this post, how very ditzy of me & then the Property i was asking its in an ok neighborhood but the house was probably not that appealing itself so i dont think it wouldve made it over 100k more like $70-80k. So i kinda wasted my time on this one. He caught on to me tryna Wholesale it & i aunt had to tell him that i was doing so. So whatever on to the Next.

People of BP, i have a Curious Question to ask, when you contact a Lead about their Property and they Tell you that they want to sell it by Liquidating it while they have a Tenant in the Unit, where does this Fall Under?

I'm actually thinking about Wholesale Lease Option because i would like a fee out of this but i m not sure how to go about this, i never dealt with a Liquidate before.

 @Nadine Delille

i saw that you said you had cash buyers, you haven't tried Wholesaling yet??? Maybe even go to network at Real Estate Events Near you?

And Honestly no one said that This Real Estate Game was Easy, i had my fair share of struggles, still struggling a bit now but im not giving up, you shouldn't either, just know you aren't the 1st nor will be the last that starts to struggle in their RE Venture.

@Annie Levan Congrats on getting the Essential Package, i hope you do well. As Far as Renatus goes the packages i feel are Good and i dont mind Learning from them, the issue i have is with how the education is marketed and how you can get it in order to get the knowledge you need to become successful in ones Real Estate Venture aka being an Marketing affiliate. While Marketing has worked for most it hasnt worked for everybody, trust me im one of those that had an hard time trying to convince others to come to a Thursday Night Intro and having them try and sign up just so i can get a commissions, it bugs me to the core that that is in place, Also eventho there are Great Minds in the Community not everyone will help depending on who you deal with, and whether anyone is a newbie or already Experienced in Real Estate This Group isn't for everyone, some a run into will always bring up it being MLM'ish Scam-ish, yada yada yada, in the Beginning i Didn't think it was a scam but i was Cautious i had to look out for myself Financially, i didn't pick up alot of things off the bat like some in my group did, and its no problem there some people go at their own pace it shouldnt be a rush job.

People will have there different Paths of how they got to where they are to where they chose to be at now, whether they chose to be apart of the Renatus Community or not it's up to them. Again Me personally i'm Ok with the program i just question things about it some things and people, i haven't benefited from that just my personal experience.

 I Think you will do fine. Best of Luck to you.

Hello BP, I wanted to Bring to Peoples Attention that there is a new scam people need to be aware of involving Zillow where a Keller Williams Agent Recently delt with. I'm not sure if i can post links but i just wanted to put the word out in case this happened to anyone.

**Courtesy of inman.com**

Knowing real estate agents will pay good money for new customers, fraudsters frequently send out fake leads to make a quick buck.The latest scam, which Keller Williams Realtor Scott McAllister discovered circulating in his professional circles, places the Zillow Group logo atop a lead with info about a buyer’s location, employment and the type of home they want. The post, seen on Facebook and in emails and texts, asks for a fee of around $10 to gain access to a potential homebuyer’s email and phone number.

The phone numbers, no surprise, often turn out to be fake or random.“It looked really legit because I do pay Zillow and realtor.com for leads,” McAllister told Inman. It was only the request to transfer money through PayPal rather than a credit card that tipped him off to a potential scam.

After calling Zillow Group to confirm the inauthenticity of these leads, McAllister wrote a Facebook post warning agents not to fall for such scams. Because the fake leads copy the format of large real estate companies like Zillow and realtor.com, they can be difficult to distinguish from the real thing.“People are just moving so fast,” McAllister said. “You have to respond to leads, even legitimate leads, within minutes or someone else scoops it.

A Zillow Group spokesperson also confirmed that the ads are fake and told Inman the company is working to monitor scammers who use their logo or domain to mislead the real estate community. “We’ll never ask for payment from our customers before we send a lead,” the spokesperson said. “If one of our customers gets a suspicious email that appears to be from us, she or he should report it to agentcare at zillowgroup.com as soon as possible so our team can review it and take action. ”Over the past year, most major lead-generating real estate platforms have grappled with this problem. In January, some agents received fake email and Facebook leads purposefully made to look like they came from realtor.com.

Anyone have Thoughts on this or if this has happened to you or someone you know yet?

I don’t think there’s much of a way of knowing besides just doing it, and asking people right away if they are the owner.

Also, if I were you I would wholesale on my own instead of with NWA. Nothing against them, I’ve gotten some decent properties from them, but as a buyer I’m looking for more of the Lone Ranger wholesalers because there’s more flexibility on the price and not additional fees on top. If you have a deal you’ll have buyers all day long. Just get into the Facebook investing groups in your area and you’ll off load a deal and build up a buyers list.

 Jess i am a Lone Wolf out here lol, and i shouldn't play that role all the time but it be nice to have a partner with me to get some things done, im already in a bunch of these Facebook groups, i ask around & facebook marketing just doesn't work for me Craigslist ultra sucks with marketing so im just doing my best to market and find deals that make sense and are reasonable.
