I know what drives surrounding area but not the city of Trenton

With this city its not much drive, i would say its about 20 to 25% of anyone here that wants to see change but is anybody really that motivated and Educated to make that happen? Regardless of who the Mayor is, its people here & in other cities including parts of Philly, North Philly persay that rather keep the city down then bring it up which is why the drive isnt there for most of these people, there has to be change but in order for that change ppl within the city have to change how they live.

People are migrating away from high tax / high crime areas for lower taxes and lower home prices. Once you make it big, you can go back to your area and buy up the county.

Haha yeah that's true, i venture out the area as well to more Suburban places that have more value then Trenton, for someone like me still tryna kick the door down and break through it leaves me no choice, as sad it is to admit but i have not much of a choice but to start where im living at. I feel as if i can build from the ground up then ill be able to get to the much more lavish places.

Hello, I'm looking for anyone that is looking to invest in the Mercer County area in New Jersey, more so in Trenton. Now while Trenton is the Capital city of New Jersey, it is also a part of the Urban Community. There are over 2,000 maybe more Vacant properties and lots, some owned by homeowners who either aren't motivated to sell a property or not able to, others are owned by banks & by the city, lets not discredit the crime that goes on in most areas. The city has hosted auctions to sell some of these properties to motivated buyers but based on a report i read the last few auctions there has been over 20 properties put up but noone buying them investing in them and i get why, its not that many that are devoting there time to want to invest in a city like this, for me im looking to become a real estate developer and i need to start somewhere to get my Real Estate venture going but am struggling to do so. I have a friend who is in real estate has been for 2 years now and shes looking to do rental properties out in Trenton, so maybe i go down that route with her to get started, i'm not sure. But as of right now im looking to work with any Real Estate Agents, Brokers, Hard money lenders, to learn from and see if any would be interested in investing out here not just Trenton but other Townships in Mercer County, let me know if your in the area or in New Jersey Period.

Hey Michael, 1st off Welcome, and if you wanna start in a Target area it would most likely be where your living at, now unless you are gonna travel super far away i mean that's up to you but most would start where they are at because of how well you know your neighborhood and what houses are vacant and up for sale, i don't know if you been to any classes or seminars before but you could go to one, the right one that suites you best that you will be able to learn more from and benefit from. Just like you i'm looking to do investment with Real Estate, while the road hasn't been easy for me i'm still learning from it and learning from people in my Group, so in your best interest i'd say surround yourself with a great group of people who are also investors and do alot more with Real Estate like Fix and Flip, short and whole sales, Tax and Legal, Raising Capital, Rental Properties, marketing and more...

i Went to a FortunesBuliders Seminar Yesterday in the Philadelphia Area & while i found it Interesting, everything was going good until the end of it. The Speaker did a Good Job but then once he talked about the cost & fees & stuff saying people can pay $197 to stay & continue getting educated it went down hill, then started showing interior  decorating of a kitchen that was remodeled & i just was like "wow lol".

Also when he spoke about paying a package to Learn about Tax & Lien i was like "why would i wanna pay x-amount of cash to just learn that? The Real Estate Program im in has a package that not only shows Tax & Legal stuff but alot more then just that one subject & we just had a workshop over here about Tax & Legal a few weeks ago &it only costed $50 to attend or watch remotely.

Before i left this one woman chatted with me almost as if she was looking to flirt with me & was telling me if i wanted to come back to make a down payment of however much she said but i wasnt falling for it in any aspect as pretty as she was but i turned it down, i know that trick she was tryna do, my current program did almost about the same thing but with us we are different then fortune builders, we wouldnt be that hungry for someones money & if they wanted to come back they could at anytime.

Overall if anybody willing to get into Real Estate in anyway including investing, i tell them to get Educated first before doing anything, you can go to any seminar out in this world but Educate yourself first before paying for things that you may not learn on the fly or isnt helping you with what your looking to do.

I see that you've run plenty of online advertising, but nothing has worked out for you so far. I'd like to help you out, so can you please give me some more details regarding your ads? Which ad platforms (other than Craigslist and Facebook) have you tried? Have you run Google Adwords? How long were you running advertising for? How much was your ad spend per month?

With some details, we'll have a much better idea of what actionable advice can be given. This can also help out others who may come across this thread looking for ideas as well.

All the best,

Ash. :)

Hey Ash, I Rarely Paying for ads i don't want to yet. I was usually using other social media sites like Twitter, Instagram, I've done Bandit signs in my area and haven't had any luck if you want i can show you what i been putting out there.

Hello to all on BP. I am looking for some type of Lead Way with Marketing Real Estate for my Investor community. I have tried every marketing advertising out there & nothing has worked out for me, im tired of saying nothing is working for me and no matter how good my Ads are or how many times i change it up i can not generate any leads any new people, nothing is working. I tried Craigslist & that failed, i tried job boards but keep getting blocked from posting, ive tried drop cards, knocking on doors, bandit signs, mailers, even facebook isnt working, nothing is. It just looks like nobody is either serious about it or wont join because they may be well aware of what my community does.

So does anybody have any ideas for me to get people get leads, to find other ways out there? Im sick of being stuck on this and not getting anything done. Its frustrating.

Account Closed, ive tried nearly everything, With my people i worl with Facebook & Craigslist are big but for me ive used both, & job boards, the most success i had was with indeed but they are uptight with what gets posted & i had success at the time my ads wasnt as good as it is now. Craigslist never has worked for me & Facebook my network is bad & i run into people that aren't willing to get into RealEstate even invest in RealEstate to build an income for their future. So its like i dont know what next, right now im having bandit signs out in the area but then what? You know... So its a a struggle with me with getting the good word out & generating leads.

Hey Jonathan, im fairly new to the Real Estate game myself, im looking to become an investor myself, i work with a community of investors out here on the East Coast in Pennsylvania and New Jersey and we have connection to people in Chicago, they (as well as we do) hold Real Estate Events in certain Days Each and every week, if you want i can hook you up with more information about what it is that our RE community does, the best part about this is your in Illinois and they are very big in Real Estate in Chicago.
