I just want to thank all of you who answered my questions and gave me advice when I was setting up to start investing again after a 10 year hiatus! I am closing my first deal since launching my new business in February!!

I have created a good Absentee with Equity and I get a steady stream of probate lists. What would be another list I could create with listsource.com to hit another good part of the market?

With the great response to Angry Homeowners I am following up with a post stating my amazement that agents would get so angry when one of their clients receive one of my direct mail letters!! I was a Realtor and I still don't get it!!  Anyone else have a good story?

Hey Jeremy, have been getting my probate lists from USleadlists.com and foreclosuresdaily.com. I am also going to talk with Jerry Puckett about his lists! You can search your own lists on Listsource.com but I think Jerry scrubs the lists so they are higher quaity.  I started at the late last year and have 1 great deal under contract. I have not had a lot of quantity but this one deal has a lot of profit! I am babbling!!

Thanks @Joe Splitrock that does make sense. Do you think the probate lists have a shorter shelf life of would it be good to mail quarterly instead of monthly?
