@Freddy Neuhold Yeah it is a pretty common strategy.  I would say some investors exclusively market using direct mail! Check out some of the resources on BP they can probably explain it better than I can but feel free to ask me any questions you may have!

Investment Info:

Single-family residence buy & hold investment in Mount Carmel.

Purchase price: $16,500
Cash invested: $600

Awesome cashflow with no money out of pocket!

What made you interested in investing in this type of deal?

High returns!

How did you find this deal and how did you negotiate it?

I called on a very small "For Rent" sign in the front window and asked "Would you consider selling?" and he said "yes".

How did you finance this deal?

Private lender

How did you add value to the deal?

This one was ready to rent so I had some siding replaced and some ceiling tiles for a total of $600. The value was I could get it rented with out a lag time for construction.

What was the outcome?

Great Cashflow as a Rent to Own. $2,500 non refundable deposit and $600 per month rent.

Lessons learned? Challenges?

With these low cost homes paying a little more for the ability to get deposit and rent immediately can quickly make up for paying a little more!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

This was found by "Walking for Dollars" and rented on Facebook!

@Freddy Neuhold Hey there! An off market mailer is just mailing to the owner of a property that is not listed with a Realtor. You can create your own list or purchase them from online sources. Once you have a list you need a good letter or postcard then you put some addresses on and throw them in the mail and wait for the phone to ring!
