Purchase price: $170,000
Cash invested: $13,000
Sale price: $190,000

Thought this townhouse would be a bigger hit that it was. Had unexpected issues come up during rehab and the market didn't respond like we thought it would Bought it 50/50 with a partner we'll lose a few bucks each on it.

Cash invested: $55,000
Sale price: $174,000

This was our first fix and flip adventure. We spent way too much on the rehab and yet didn't address everything we should have addressed. No money was made, many lessons were learned.

Sale price: $278,000

Purchased this as a fix and flip. Used owner financing while we rehabbed it. $5k down to the owner, no points, no interest, just had to give her money back within 90 days. Rehab cost was about $25k.

Sale price: $305,000

This was my personal home for about 6.5 years, until December 2019. When we moved out, we turned it into a full-time rental. We also did a cash-out refi at the time of the tenant moving in. We sold it in July 2021 to capture the equity and move it into other projects.

This is a part-time personal vacation home on a lake that we also part-time Airbnb. We sold it in the summer of 2021 to buy another house, 4 doors away.

Hello Ian (and Allen), I currently live in Helotes and have been in San Antonio since 2003. I'm a Realtor and do most of my business on the NW side of town. A couple neighborhoods just south of Helotes that I think are great for investments are: Wildhorse, Bridgewood, Silver Oaks. Then, then east of those (inside 1604) is an area commonly known as the "Great Northwest". It's a favorite of mine as well for investing. Let me know if there are any other questions you have that require some local intel.

Aaron - I am in the process right now of trying to work out a deal on a STR in Angel Fire. We took a family trip there about a month ago and I was chatting a bunch with the owner. I finally just said, "Do you have any desire to sell this place?" and she said, "Yes." We haven't worked out any details yet because she's still trying to figure a few things out. However, I've been in touch with a fantastic Realtor there who's given me a ton of insight on the local STR market.

I'm in San Antonio and would probably visit 2-4x per year, in person, and rely on renting it out for the remainder of the year. I'm happy to jump on the phone with you and share notes! I'll shoot you my info in a DM.

UPDATE: The house hit the market on Thursday for $269,900. We had about 30 showings in 3 days, 10 groups through yesterday's Open House, 5 offers (4 were over list), and executed a contract last night. So far this has been a very smooth project and everything has pretty much gone according to plan. Our buyer is cash and we're set to close on Feb 16th. Basically just need to get a clean inspection this week and everything else should be solid. There's still a lot that can happen. Hopeful, yet optimistic.
