@Sherry Byrne... It's nice to hear from other investors from Springfield/Ozark area, especially wholesalers. I was fearful that maybe investors in this area weren't using wholesalers. That's what I'm trying to get into now. I will definitely be checking out the REI club, you and @Casey Mericle mentioned. Thanks for the invite, both of you

None yet. I just moved here last August and was waiting till the spring to get things started. So I just got my goals and plan finished. And I spent the winter evaluating the area. I found that there's a lot of rentals. So I have spent the last month learning about analyzing rental deals, so I can wholesale rentals. I only did fix and flips in the past. But I will definitely check out your Facebook. Thanks

Ok... So I like reading and learning from books. I've been looking at a couple of list on line of the top books about learning to wholesale. I was just curious if anyone had an opinion about which book on learning to wholesale is the best or a "must read"? I'm looking for a book that teaches actual wholesaling, start to finish. Not a specialized niche or technique that worked for one person. Something that is "real" step-by-step, so I can learn it and figure which out path is best for me and my market. both were very helpful. I will look at the ROI aspect, and read up on the 50% rule for rentals. I was trying to avoid asking the investors what they prefer, in hopes to not look like I don't know what I'm doing, but I guess honestly, they are the one investing and finding out what they are comfortable with is the best option. Ok, so I moved to an area that seems to be a hot spot for rentals. I am a wholesaler and have only worked with investors who fix and resell properties. My question is... in a rental wholesale deal, what is the equivalent % number to the minimum 30% profit that a fix and sell investor looks for? How do I make sure it's a bad, good, or great deal for a rental investor before calling them? I have not invested in any properties myself yet. Only found deals for investors. I think that's why this is so baffling to me. Thanks in advance for all the advice.

@Kyle Gregg thanks for the update on a great local REI club. We will check it out for sure.

@Heather Jones I'm in colora, too, actually. And my 9 to 5 is in bel air. Meeting up would great. (I don't drink, but that doesn't matter. I can do coffee, lol). I was licensed in PA, and don't have my license any more.

Well good to meet everyone.

Kyle: I/we are looking for a mentor first. Short term goals, learn wholesaling to earn money for "some money down" and "all cash" deals. And to use it as a stepping stone to flipping. Next after investing in flips for a while, maybe moving on to rentals to learn another niche. Long term goal is to have multiple offices in multiple states to really multiply my profits. I would love to donate millions of dollars to charities all over the world. I have no money to start with and I'm not a big fan of NMD deals, but I'm not against them to get started. But that's one of the purposes of the wholesaling. Looking in the cecil/harford county MD area. But we are not opposed to investing outside that area. I have used a wholesaling guru program so I understand the basics and concepts. One of my next steps is seeking out a good REI group to network with. Thanks for the questions.

Hey everyone. My name is Troy and I'm kinda new to bigger pockets. My business partner and I are looking to make some new REI friends, work hard, make some deals, and change our lives. I am a mathematician and I love numbers. Bring on those estimated cost. Lol. I have read a lot of books on REI and even bought some semi useless guru programs. I also had my real estate license a while back. I would like to say that I have a lot of REI knowledge, but after reading some of the post and e-books on bigger pockets, I'm sure there is a lot more to learn. My partner and I are both restaurant managers, which just means we are over worked and under paid. Hope to hear from a bunch of future friends and colleagues soon.
