@Jeremy Adkins Welcome to BP. The first thing that I would say is be at peace with giving yourself some time. Where do you want to be two years from today? Cash Flow? Credit score 700+. 50K in the bank. 

Once you come up with this you might want to research different niches (wholesaling, rehabbing, rentals SFR, or small multis). While you dig your feet in REI I would also take a strong look at myself and find out: Why are you broke? What can you do to change your personal life? There is no arena of real estate that requires 0 dollars. Nothing happens over night and without hard work. Buckle down: improve yourself, and get busy with REI! Also connect with people in your area!

20K can get your feet wet in a few different ways.. research various niches to get you started. Good luck !

Call the investors in the area. See what is going on. I would also read some threads on that area that you bought in and also read forums on section 8 renters in your area!

How long have you been working and what is your salary? How much do you make? You might be able to partner up with someone and purchase your first multifamily property.

Aggressively search any local REIA groups. You may be able to get a mentor for free and or work with someone. Exchange your time and leg work for information mentorship. Good luck - also connect with people on BP that are in your area!
