great set of tenants moving out /(:! I need some advice on what do before the tenants move out. Is there a standard price sheet of repairs I need to put together ? I know I have to do a walk through before I give them the security deposit back! Any advice help would be great!

I closed on my first property feb 22 of last year in plainfield on the east end of town near seidler field (two family). There is def opportunity in plainfield, NJ. Just need a real estate agent who is a shark = because properties sell fast!

@Jim Kennedy my brother is not a CPA - he is certified in tax law and runs a business, but he is not a CPA. He also does not do this for free. I have been paying him for the past three years to do my taxes. I am on the fence about him doing my taxes this year with everything being so intricate with my first year owning a duplex.

I use erentpayment. this is my first year as an investor - so far so good and I love it because my tenants have to schedule the payment 5 days in advance in order for it to come on time!! (free version). The costly version (3.99) per month can be done next day. I like it that way because my tenants have to be mindful that they have to pay their rent and be diligent.

Here is the slim & Quick - 

-I am teacher, base salary 60K, (i referee multiple sports for extra cash)

-Feb 22 of last year I bought a duplex - my first property - 165k, 2 2bdr apts. 

-My split is 700 a month roughly, so for a year if I had to fix nothing I would bring home $8400. 

-Between lawn care and fixing a bunch of stuff I put out about 6K this first year in write offs I am thinking. (I have reciptss

My question is this - what do I need to be thinking and or prepared to do when I go see my tax person? I know bring all of my recpiepts and an itemized list of everything I have spent on the property. What else shoudl I be thinking ? Am I going to get killed on taxes ? One of my tenants is on section she pays 900 a month and 400 in cash - the other tenant pays cash. 

HELP LOL - PS my brother is my tax guy, Im not sure if thats a great idea.

hello all , my tenant called me and said that he smelled gas while using the stove and it set off the carbon monoxide alarm. How should I handle this situation ? Is this a simple fix or does it involve getting a new stove

change lenders my man - Im due to close on monday on my first property - go with a mom and pop mortgage company! I literally had the same issue! 100K in student loan debt - payment is 300 a month they wanted to charge me like 1,000 per month!

Thoughts? There is obvious bowing in this foundation. These are two walls in the basement.
