hello everyone! Just bought my first multifamily property. Two family that cash flows about $300 per month. How hard is it to get my second multifamily. I am teacher in NJ who has an average middle class salary (60K). How much do I have to have saved and in the bank to get approved for my second prorpery?

College is an experience man! Like anything else in life you grow from experiences! Staying in school will give you many skills that will help you in life. 

How do you work under pressure?

How do you communicate with people?

Can you work in groups with people?

How consistent are you?

Overall you have your degree on! PLus you need a job to fund your deals! Stay the hel in school!

@Chris Masonshi Chris. In the next two weeks I will be closing on one of two properties. 

Option A: a triplex that I need to convert the units so that the heat are separated.

Option B: A distressed property that needs almost a complete rehab.

In New Jersey what are the maximum amount of closing cost, that a seller can come sell to me for. I will possibly be buying a triplex for 285K? What can I expect to pay in closing cost?

There are a bunch of people in your shoes. Keep reading, take a look at yourself, see what you can do to change your own habits and work from there. Set a goal to be in a different place a year from now - write it up and hang it somewhere. Next go backwards and see what it takes to accomplish that goal! Good luck from a fellow newbie!
