1. What's your "why"? Why do I want to invest in real estate specifically? Try not to chase results such as "money"

2. What kind of real estate do you want to invest in? (single family homes, apartments, fake meta homes, office space, moon rocks, etc)

3. Do you want to chase cash flow up front or are you looking for appreciation over time? Remember it's a get-rich slow game overall.

4. What are your weaknesses? How can you make up for those (partnerships, acquire new skills)

I think it really comes down to your goals. Personally, I can't do a 1-2% CoC or invest in Cali

Y'all have those crazy appreciation markets over there so that could make up for a lower cash flow when you exit

I'd look on the outskirts of Columbus trending northish: Delaware, Newark (that's where Intel is building), Willoughby, Dublin, Obetz.

I'm about 40 minutes from there

I believe each state sets its age requirements. I feel it's 18-19 depending on the state. If that's the case, study up, ask to shadow, perform the grunt work for your area's top agent, and pass that exam on your birthday.

When you own the property, a higher cap rate is fine. Also consider the question your potential buyer will ask "if the cashflow (cap rate) is so good, why are they selling at such a low price?"

You hear people say this because usually, the more run-down properties have a lower property value, but still decent rents. Rundown property is often associated with worse tenants.

Is replacing the roof going to increase the purchase price by as least the cost of the roof in your market? If so, it's probably a good idea

I'd echo what @Jared Hottle said, don't rush it. Constantly analyzing deals is so beneficial in the simple fact that you'll be able to recognize a great deal far quicker because you already know what to look for.
