I've had great luck with Facebook groups in my area. There's usually several that both share ideas on Facebook and have some form of monthly meetup

I'm curious as to why it would matter. It may be a good idea to purchase title insurance to mitigate the risk if you are concerned

I second Ben's recommendation to talk with an attorney. This isn't something you'll want to mess up.

@Masood UL Hassan would you also agree that action is absolutely necessary?

I believe starting with a mindset is key but without action, nothing gets done. I believe one must first think the fly wheel will spin and then take steps to make it so.

I've found some of my local small banks here in Ohio don't even have a seasoning period and let me refi once the project is complete. I've not had this luck with the large banks
