@Chase Clemens hey Chase I just closed on a Triplex in South Euclid and looking to get the water submetered. I reached out to Guardian but they don't seem to do smaller units like a Triplex. Did you find any other solutions out there?

@Tyler Gibson Tyler did you still get bids from other contractors? How much of a fee did the PM charge you?

Hey community wanted to see what everyone thoughts were on using your property manager to manage and handle the rehab process? This would include hiring the contractors and over seeing the process. I am an out of state investor and I think it is a nice possible solution for managing the whole process, however I do have concerns.

I think that having the property manager handle the rehab does take away some checks and balances with ensuring the rehab is completed to high standards. I could see some companies to take advantage of this and charge more for the rehab and only complete enough to make it look complete and pocket the rest.

What are your guys thoughts?

@Katie Sorensen @Albert L. I am just closing on a Triplex in South Euclid and trying to finalize a property manager. I was curious if either of you could provide an update on your experiences thus far.

@Katie Sorensen see your also from Colorado, how long you been investing out in Cleveland? Would love to chat more about your experience so far.

I am typically not a big fan of college any more, because I think in most cases people leave college with massive debt a mediocre job and generally not in the same field. My only exception to this are the far more specialized degrees like engineering. However in your case when you can use the GI bill to receive your degree for free, and that degree could potentially help you in your real estate investing career I would definitely complete it.

@Andrew Postell Looking to take advantage of this strategy on a triplex I'm under contract on, I did have a question however. Does the lender doing the rate term refinance not care what the terms are on the loan/lien from the my LLC to me, or can they not see the current terms? Sorry just not 100% sure on that piece.

@Mercedes Windsor I haven't used TLO but have used Tracers. I think that the amount of info you get from Tracers to be pretty good for the $1 search. You get addresses, phone numbers, relatives, aliases, etc... The only thing I did not like is that if you searching for someone you may have to complete a couple different searches to find the right contact, and each one of those searches cost $1. If you search and no results are found at all, then there is no charge. But I also did try LocatePlus and just did not like their search set up, and the information that you got was pretty limited compared to Tracers. Although Locateplus is unlimited searches for $80. 

For my company homescoutllc.com we decided to use a VA to do skip traces for around $0.20 per trace (they use TLO I believe) then if we need to do one off searches I use my tracers account. One more thing about tracers is that it is a minimum of $39/month.

Thanks I will have to check out that episode and see what I can take from it. I agree I don't think a site will ever be perfect, but instead always tweaking. I think it currently looks good, and hits on the main seller motivations, and builds as much credibility for someone who is new with out testimonials. You can check it out and let me know your thoughts.
