I think this is such a touchy subject. On one hand I understand your point that not all sex offenders are what most people think of. In Colorado you can become a registered sex offender for urinating in public. On the other hand you have the other type that everyone thinks of, that are true pedophiles. I know I wouldn't want to rent to those individuals. But you can't choose to rent to one type versus the other, so I wouldn't rent to either. Plus if you have kids I'm sure you wouldn't feel comfortable with it, so I wouldn't do it to another family.

 See I feel like this is a hard thing to overcome. Your a new investor to the market, and because of that you only have a couple of properties. Like you stated this makes us a low priority to PM's. So we are left with a mediocre PM company, or finding a new PM until they get to many doors and feel over whelmed.

@Stevie Delacruz First I think it's great that at your age you are already thinking about REI, and wish I did at your age. I think everyone's advice about doing a house hack with a 3.5% FHA loan is sound advice. If I were you I would find a part time commission sales job. This gives you huge upside to make a larger paycheck in shorter hours worked. I did this through school and would make $40k/year working 20-25hours per week.

Wanted to post this question to everyone. As an investor to a new area do you learn all you can about landlord/tenant laws first, or do you rely on your PM to know these and learn as you go?

Man this is tough... I feel like if you don't put in like you said mud could just be tracked into the property and cause more wear and tear inside. What would it cost you to put in sod? I would definitely be worried though that once you put the sod in the dogs and the kids would just ruin it. May be worthwhile like everyone else said just to let the tenants out.

@Marcello Oliveri Man sorry to hear about all the issues you have had with your PM, and this is definitely one thing that scares me. What is the companies name that way others can avoid them. I have been looking everyday for my first property in KC, but haven't found one yet. Good luck and let us know if you end up changing.

@Colby Fryar See I have thought about both options here in regards to my IRA. I get the self directed model and being able to use the money to invest and grow a real estate portfolio in a tax free way. However, the other part of me wants to withdraw the money with the penalty so that I can have access to the cash flow and equity build up in the future to replace my income. Tough decisions here. Lol

@Kevin Romines This post was so helpful for not only the OP, but for someone like me who wants to use this strategy as well. Is the 75% of gross rent used by Freddie Mac to help account for expenses before they look at DSC(think that's the right term)?
