I know it varies but I need to know if this is in a reasonable ballpark. $1,800 to replace 10 courses of brick and a new crown. I've used these guys in the past but for just new crowns and tuck pointing, never a project of this size. Thanks

Anyone have a hardwood floor company they could recommend for the east side of metro Detroit? Need someone to clean up/buff and seal the original floors

I'm about to close on a SFH that has nice original hardwood floors. They're in great shape just need a coat of poly. How do you protect your hardwood floors in rentals? My initial plan: -considering 2 coats of poly -lease verbiage on protecting the floors -giving tenants a set of felt pads at move in Anything else I should consider?
My family is blue collar and is negative about literally everything. Holiday talks are all about how scary the world is, crime, death etc. They don't understand the way I think and are extremely risk adverse. In addition, anyone that's in management or rich is stupid, can't do what they can, don't work hard, blah blah blah. Know your audience. The lesson I learned is to not tell them anything that I know they will be negative about.

I'm in the process of buying a SFR that has asbestos siding. It's in great shape and has been "sealed" with paint (per sellers). There are no cracks or split tiles that I can see. The property is in MI and there's nothing I can find in state regulations that say it has to be disclosed. I'm leaning towards an addendum just to Cover myself This will be a buy and hold rental. Do those of you with this siding or say roof disclose this to the tenant?

I'm trying to make my first deal and have found a few potential properties in Warren, Roseville, and St Claire Shores.  I have family in the area so I know it fairly well, and that's why I've focused on these markets

A few questions to people in this market:

-Are these cities easy to work with for rental and/or work permits?

-Is worth looking at 2/1's? (been only looking at 3/1+ to date)

-Is no A/C a deal breaker in the lower rent areas of these cities?

-Any opinions on Eastpointe?  I know it's a large rental area but I don't know much about the niches in that city
