@Michael McNeil Welcome to Bigger Pockets!  You've definitely come to the right place.  I'd suggest spending some time in the forums everyday so you can learn and interact with people that have different levels of experience.  I would also spend a lot of time reading through the different blogs and checking out all of the informational material BP has available under the education tab.  Another good suggestion is to listen to podcasts to hear stories and advice from successful investors.  If you spend any amount of time driving, it's a good idea to turn on a podcast instead of the radio so that you can learn on the go.  

What niche are you interested in?  Wholesale? Rehabs? Buy & Holds?  etc..

Post: Tax records mailing address incorrect, how do I find them?

One of my mail pieces I sent from driving for dollars was returned as "Vacant".  I sent the marketing piece to the address listed in the tax records but apparently this address is incorrect.  What is the best way to find the correct address?  I've read a little about skip tracing but have never done this before.  Any and all advice is more than welcomed.  Thanks in advance and hope everyone is enjoying their day.

I've run into this problem numerous times and I mainly Drive for Dollars.  If you are writing the letters yourself, you could change customize the letter more to fit the scenario.  Depending on the wording in your letters, would depend on how you customize it.  "I was passing through the area and noticed you have a few properties that I would be interested in purchasing" or something similar.  If you personalize it to them they won't feel as if it is more of a "mass-mailing" with no attention to detail.  Where did you get your list?  Purchased or did you create it yourself?

I apologize for the delayed response.  Thank you very much for the welcome response and so far I've read several real estate books as well as many other types of books, i.e. personal development and business.  BP is definitely LOADED with very valuable information and I can't thank @Joshua Dorkin @Brandon Turner and everyone at BP enough for putting together such an incredible network and community.  The podcasts and blogs are incredible and I really enjoy hearing all of the different success stories as well as the mistakes made by even the "big dogs".  Thanks again for the welcome and best of luck with your investing as well!

Welcome to BP! I'm up in Littleton, near Denver but I go down to the Springs at least once per month.  I'm still a newbie but have completed one wholesale deal here in Denver and several down in Texas.  I had a bit of down time in my marketing for specific reasons but have ramped it back up.  What area of investing are you looking into (wholesale, flips, rentals, etc.)?  I'd be happy to offer any insight or information I have learned as well as chat about how you're looking/marketing for deals down there.

I would agree that the best idea would be to simply ask them this exact question when discussing the first property.  Other people's opinions on the matter ultimately aren't important.  Some people will have no problem with you reaching out to this buyer in the future if you are working diligently to find your own deals.  Other individuals will always want a "piece of the pie" if they were the original connection between you and the buyer.  The veterans opinion and the agreement you reach with them is going to be the only thing that matters.  Make sure you appreciate the value of the business relationship or connection you build with them and express it.

Car magnets are a good idea.  What are drop cards?  I've seen posts on craigslist similar to car wraps but not quite as extensive but they were looking for people willing to have an advertisement put on the back window of their car stating something along the lines of "We Buy Houses" with a few bullet points and a number.  Each car either had their own number or extension and if you closed the transaction on a lead from someone's car advertisement, you would give them a percentage or set dollar amount.  The person with the ad on their car doesn't pay anything to have it on there and it will help put your message and number in front of a lot more people.  

I'm sure there are many ways to structure this kind of arrangement but it's just another suggestion that shouldn't cost you much and will get your message in front of more people than just using your own vehicle.  I'd strongly suggest learning the laws regarding paying these individuals and how to structure the payment/agreement so you can protect yourself.  The best way to verify this is read up on the laws yourself and discuss with an attorney that knows the laws.

Hey fellow Bigger Pocket Members!

I have been a basic member for a little while and have posted a few times to the forums but have decided to become much more active on the site and in real estate all together.  So I'll tell you a bit about me, my slight experience and where I'm going.

My name is Henry but I've always gone by Trey due to being a third.  I'm originally from Austin, TX and now currently reside in Denver/Littleton, CO with my beautiful wife of 8 years and our 2 dogs.  My brother in law got me interested in real estate this past January after he read (drum roll please!)............Rich Dad Poor Dad! I know none of you have ever heard of this book (haha).  Our conversation caused me to dive in and want to learn all about it and we both started by watching all of the Ron LeGrand videos and reading anything real estate related we could and decided to start with wholesaling.  We teamed up together even though he lived in Galveston, TX and I lived here in Denver.  Together, we have successfully completed 5 wholesale transactions in Galveston and 1 here in Denver.  We are now each focusing on our own markets. 

My wife and I have decided we want to continue looking for deals here in Denver and want to generate a rental portfolio in the long term.  For the time being, we want to continue finding wholesale deals but really want to learn more about the full process of flipping in order to flip some of the houses ourselves.  I will also be completing my profile by the end of the day this Thursday. 

Looking forward to any advice, networking opportunities or even just chatting with other like minded individuals.
