Would this be unethical?

When an experienced wholesaler helps an amateur wholesaler by providing a cash buyer for a 50/50 split, then when the amateur gets his second deal, he contacts the cash buyer and sells him another house, cutting out the person who introduced him to the buyer.


Just something random I thought of tonight, and wanted to know; if this happened to you as the veteran, would you be angry? If you were on your second deal and had that option, what would you do?

Simply ask your partner at the very beginning what the terms are for future properties. Their answer will dictate the relationship.

As a licensed realtor, referrals are common. Most of the time they are a 1-and-done deal... but if it looks like a repeat buyer, both parties should plan for a long term strategy. 

On a referral, I'll usually take 20-30% of the initial split and then 10-15% on anything thereafter.

Real estate is like the mob. Always pay your tributes until they wave 'em off. ;-)
