What does having a tattoo have to do with a person's ability to pay rent?

I own a four unit building in IL.  My building shares a parking lot with a building that is being purchased.  The agent of the purchaser of that building reached out to me, and asked if I would be interested in selling, which I am.  Would it be normal for the commission to be paid by me, or the buyer?

Real estate transaction middleman. That will pretty much sum it up for those that don't know the term wholesaler.

So it is ok not to allow kids in a rental, just not ok to tell applicants that?

Check if age is a protected class in TX.  If it isn't, you can just spell out that you only accept applications from people over xx years old.  No need to waste people's time that you have no intention of renting to.

I use mysmartmove.com.  They are transunion, which means they already have all of this guys info.  If I were in your shoes, I would be thinking this guy is either a liar, or a crazy person.

I purchased a fully occupied 4 unit in the end of April.  One of the tenants has been late with every payment, and now owes for July, plus $45 remaining for June rent.  The tenant is month to month, and I want them gone.  

I served them with a 5 day pay or quit last Monday, so I can go to the courthouse tomorrow to start the eviction.  OR... I was thinking about waiting to see if I will be paid for July this week, and then giving them 30 day notice to vacate on 7/31.  

I have not had problems with tenants I have screened, and have never been through the eviction process.  Thoughts, comments, and suggestions welcome.

Find a renter who can afford to pay whatever the market rate is.
