Hey BP,

Are there any Podio Pros out there that might be able to help me customize my workspace for Wholesaling? I would also like to integrate my PATLive team on to Podio.

Someone please provide me with some guidance.

Thank you!

The use of SEO(search engine optimization) is now obscene (aka ineffective) as Google runs it's own rules.

The only place your URL or domain name is relevant is on your business card.

Spend your time/effort elsewhere.

That is the main reason i have been considering changing it. I was trying to get inside the brain of the seller by having a more familiar/ marketable name. I don't know much about SEO, thus why i haven't explored too deep into it.

Also, are you putting your website on your postcards? I put my phone # and Website on my post cards. I know some people like to "research" before calling.

I do like ChicagoHomeBuyers.com, however it appears that domain name is for sale at auction. This means it will not cost the easy 9.99 - 19.99 for a year of registration, but the current owner is selling the equivalent of an empty plot of land.

Because the domain is pretty decent (in my opinion), I imagine they are asking a few thousand dollars for it. So I imagine that factors into your calculations.

I had no idea, thanks for clueing me in. Where would I go to find out how much I could purchase that domain for? And would it even be worth it (in your opinion)?

But again, it depends on your goals. Are you looking for properties for your personal portfolio or to wholesale to other investors?

Hope this helps.

Thank you for your input, it would be for wholesale deals. I am looking to send about 1000 per month so I think you answered my question for me.

Should i include bedrooms as a filter on my new direct mail list? When i have no bedroom filter, i get about 6000 results for my geographic selections, but once i adjust it to 3-10 bedrooms it sinks to 1200 results.

Thoughts?

I trying to decide if i should stick with the same website domain for my next Mailing Campaign or create a new one. My name isn't exactly easy to remember. For the more experienced investors out there, please share pros/cons.

My current website (displayed on mailer): www.PeraccaRealEstate.com

Purposed domain: ChicagoHomeBuyers.com

Thoughts?

Hey @Ashley Jackson, thanks for asking.  It was an interesting process.  I got about 12 call backs, including a couple of "take me off your list", a couple good conversations that I will continue to follow up with a more personal campaign, one guy I'm still talking with and may have a seller finance opportunity to pursue, and several just calling to see "what I would pay for the house" who were not really motivated at all.  So short answer is no, no deals.  Although, that was what I expected, and was happy to have the handful of calls to at least practice on.  It definitely got me moving though, just getting into the conversations, since I'm new to this.  I learned a lot, have a couple of new marketing ideas to work toward, and will be sending another mailing soon to this list again.  I think my piece of mail was solid, with the colored "birthday" style envelope and handwritten letter, although I'm not sure how great the message was or how good the list was.  I also don't know that I was gutsy enough in my conversations.  I was maybe too quick to disqualify when it seemed there was no real interest and the property was in good shape.  I've gotten some advice from someone wiser than me since that made me think I should have hung in longer.

Anyways, if you have any pointers or probing questions that might help me think through some things, I would definitely appreciate any feedback, and I'm happy to share more about my results if you've got specific questions.

Thanks!

How many mailers did you end up sending out? Did you close a deal from it yet?

I've heard of how podio has integrations. I can't picture what integrations woiuld be useful in REI automation. Might you share a picture of what tool touches what other tool? FWIW REI automation would be a useful blog post. But hand drawing a picture and posting here would be helpful to BPers.

A few examples would be this...

1) pulling in leads automatically from my website when leads submit a form.  This can be done in a few different ways.  I use Gravity Forms on my website to create all my forms, then use Zapier to connect Gravity Forms and Podio.

2) Automating the process of sending out offer letters through the mail.  You can use Zapier to connect Podio to Lob.

3) I have a process setup that pulls my leads in from my website, looks up which county the property is in based off the zip code.  I then use the County to do a lookup of my wholesale Partners and then automatically share the Podio Lead with my partner.  This is all done with out my involvement what so ever.

4) You can integrate a service like GlobiMail that allows you to automatically record all your email correspondences with a seller right in the podio item.

5) You can setup podio, using globiflow to create an auto-responder to send a lead an email follow up after the fill out your form.  You can even setup a series of emails to be sent to these people.  I've even seen someone create a text message auto-responder series.

To be honest there is a way to anything you want for the most part.  As Podio gets more popular, more and more extensions/integrations are becoming available.

Hope that gives you some insight :)

Is this something you would recommend to new wholesalers?
