 This is great information, I have heard of lots of agents in my area that do this. On the other hand, as a wholesaler you will not be able to control who calls you. I would not recommend this for a wholesaler that has limited time available simply because you have a lot of people that are upside down on their loan or very small amounts of equity. Essentially this will waste your time. 

However, this would be a great way to build a relationship with an agent by giving him/her all of your no/low equity referrals. This is worth thousands of dollars in marketing to them and will be worth it if the can sell it at full market value or work a short sale. In return you ask for the agent to help you run comps until you are more experienced doing it yourself.

@Kortez Walker: It comes down to whats more important, your time/ or your money. The way i look at it, i am okay spending the little bit extra on targeted marketing because i know once i close my next deal it'll be worth it.

Hey BP managers,

I would like to give a recommendation for the BP Podcast. I personally listen to the BP podcast every time in am in my car. I tend to have a hard time navigating to the podcast I am looking for.

I would like to suggest the following two options:

1. The ability to type the podcast number into a box in order to populate it. (Rather than searching through pages of podcasts to get the one i want.)

2. Podcast Categories - For example: If want to hear a podcast about direct mail, I want to be able to click/tap the direct mail category and have all podcasts that contain information about direct mail populate.

I am looking for Title/ Escrow companies in the western suburbs that are investor friendly?

Are they more commonly separate or together in Chicagoland area?

I need a company that has done back-to-back/double/simultaneous closings.

I don't want a company that will take 3 weeks to send me docs. 

Please send me referrals and share your good/bad experiences with companies in the area.

Hey BP

I am looking to outsource my wholesaling business. I have not been able to answer the phone much during my current direct-mail campaign, to be honest I haven't had much time at all. I work 12-18 hours per day 6-7 days per week. I have been strongly considering obtaining services such as PATLive, Podio, and a VA. I want to hear from other investors out there that utilize these services together with successful results.

I am looking for the benefits and limitations of each of these services. Please let me know if other investors have found a more automated way of running their wholesaling business.

Also, I made the mistake of not filtering by equity on my current mailing list, so I have been getting a lot of time wasting calls from people that are upside down in their mortgages. Is there a way to salvage my current list or should I just purchase a new one? I am also willing to get help from people experienced in direct mail campaigns. Please let me know any advice available.

I just want to know what works, and the budget it’s going to take, so i can sell the idea to my wife and get rolling.
