I've read about it online, but i want input from fellow investors.

I am looking for pros & cons of LLC/S-Corp/C-Corp?

I actually recommend that you check out Vumber.com.  It is better than Google Voice, in my opinion.  It isn't free, but it allows you to have multiple numbers for multiple marketing campaigns or multiple markets.

 I have a call center that takes my calls live. Is there way to link Podio to my call center number to be informed whenever there is an incoming call? Or am i better off having my Reps manually input the information?

 I think there may have been some confusion. I definitely am not buying this for 160k. I do not know the correct way to value vacant land. That's why i posted here to get guidance on what i should offer. But i don't even know if buyers are in the market for vacant land out here.

 Definitely take them straight to the post office next time. Or hire someone to do your direct mail. 

Its probably some 18 year old immature investor..

At the end of the day the agent just wants to close the deal. They will not care which party benefits more from the transaction if you use her as a dual agent. They will more time "Talking sense" into you instead of fighting for you.

Source: Used a dual agent before and fired her for that reason.

Not illegal, but not in your best interest. If a listing agent gets both parties to be her client, he/she will get 5-6% commission instead of 2.5 - 3% commission.
