We stick with grey, earth tone, and white.  I keep a swatch in my office with the address written on the back as well as a list of what sheens are used where.  IE Bathroom-semi-gloss, walls-satin ect.

if you can find a home sub 200's that you can rehab with numbers that make sense, pull the trigger.

I did this is San Bernardino and the property cash flows a couple hundred.

You can use QuickBooks Online which is a cloud-based subscription.  However, you are limited as to what you can do compared to the software option.

I personally have not used either on a Mac so I can't help you there.

I use Google for nearly everything.  With the exception of financials.  We route all of our financials through QuickBooks.

You are not paying plumbers for their time on-site performing the repair.  You are paying for the years of experience and know-how they have.

I will always pay a premium to have it fixed correctly.  It sure beats paying less, then having to call someone else out to repair shotty work.

In Ohio, oral agreements are valid. I have one tenant with no lease, no deposit, and no application that I inherited over three years ago. He was an old friend of the former owner, he is 84, his daughter pays his rent he's been in the apartment since it was built in 2000; he doesn't hear well, doesn't have email, he's probably going to leave that apartment when he dies or when his children think he can no longer live alone. At this point, a lease seems like an unnecessary hassle, I should probably do it, maybe I'll get around to it when I get my own to-do list under control (LOL, like that's ever going to happen).

 I did not know that.  Thank you for sharing.

I highly doubt a Chinese modular home manufacturer is going to be even remotely familiar with US building codes.  Every state, county, and city is different. I can guarantee you this will not be as simple as buy and assemble.  

My advice would be to see if you can purchase the plans only.  Take those plans to the county you intend to assemble the modular home and ask them if any additional construction would be needed to meet current building codes.  This gets rid of all the guesswork for you. 

Also, keep in mind that not all of these "kits" will give you a finished home.  Is this just a frame?  Does it include plumbing and electrical?  What about interior finishes?  These are all questions I would be asking myself.

How do you have a tenant that is not on a lease and never filled out an application?  Sounds to me like you aren't really entitled to anything if there is no lease in place with this individual and they know that.

If you are being compensated to manage a property for others you need the appropriate license.

I will second what @Byron W. stated.  If you have a potential tenant that meets all your criteria now, there is no way I would wait an additional few weeks to hope a better potential tenant comes around.  Tenants with applications will become impatient and walk away...
