I was always under the impression that one could only have 1 open VA loan at a time?. However, once the 1 open loan is paid, the benefit may be used again.

Also, be aware that the condition of the home has to be in pretty good shape.  Fixer-uppers typically won't qualify.

What are your intentions with this lockbox?  Are you selling the house remotely from AZ?  Is the lockbox meant to be there so prospective tenants can view the house?

You as the owner will ultimately be responsible for everything.  If you have doubts I would suggest speaking with your lender directly.

i don't know what your situation is however I do know that dealing with 80 units yourself is not a small task.

a couple points come to mind. If you are looking at a BRRRR situation why be concerned with ARV? Second any construction costs you may be estimating, double them!

In this analysis I would HIGHLY recommend you recalculate your renovation costs...

Before you even choose a school I would look into whether or not testing centers are open to take the test once you qualify to sit for the exam.

Is it the tenant you are concerned about? Or the property itself?

If it is the tenant you are concerned with, as long as they have their voucher I wouldn't look into it to much further.

This is my first thought as well.  Lateral cracks typically require further investigation.

Correct.  It will be property specific.  however for quick analyzations 8% to 12% is generally acceptable.

Major home repairs are typically included in CapEx as well, for example replacing roofing. Keep in mind that C & D class neighborhoods tend to need more major repairs than A & B class neighborhoods, so the allocated percentage will fluctuate.

What could be done other than breaking the policy and continuing construction?  Not much.  Will people do it?  Who knows..
