Have you contacted YOUR landlord directly about this issue?  A REALTOR will not help you in any way with this issue.  Nor will a property manager, as they represent the property owner, IE Landlord. 

However, depending on where you are located, the local jurisdiction may give the landlord probably cause to evict, if in fact there is proven drug activity taking place.  Take a second glance at your lease.  I am confident there is a clause included regarding drug activity..

I'm not a lawyer, so don't rely on what I say as fact. 

It sounds to me like you are in a tough situation, with multiple sides to the story.

P.S. I would work on your grammar if you are in fact going to court regarding the eviction.  It will help tremendously!  Your grammar in this post is horrific...  There are plenty of apps available to help you with this.

This is a tricky one. The first question that comes to mind is ownership. Is everything in your name? An LLC? S-Corp? Ect. Insurance is insurance... I'm not a lawyer, however, I don't foresee insurance saving property from a lawsuit.

If it were me I would keep my rental income separate from personal assets & that is only because of the way I view my business as a whole.

As stated above, it will not be entirely hands off, nor should it be.  You want to have control of your investment ensuring it is as profitable as can be.  

However, one could look at rental income as passive income, even though you pay a percentage to a property manager, but these types of investors are typically much larger with diversified portfolios.  Even then it is not entirely hands off.

Make sure to thoroughly vet any property managers you are prospecting to use...

Definitely a high price tag.  I have done entire 1,000-1,250 sq ft homes for slightly higher than what you paid.  I would use this as an expensive learning lesson.  Moving forward, thoroughly vet your contractors before hiring them.  I hate to say it but, this happens... all the time.  I also agree with what Will said about an upfront bid.  This would have been valuable in the breakdown of his price.  IE materials and labor per man.  The fact that he could not give you an upfront cost should have been a red flag.

@Will Triplett Great point Will. Finishing sheetrock is labor intensive, typically a crew will go in, so you have to consider whether or not the 13 hours were man hours.

I get it.  However, she is the professional helping you.  It's not only her job it's also in her best interest as commissions pay the bills.  If she is not meeting your needs, terminate the representation, and call the listing agent (if your state allows dual agency).  I'm sure they would love to submit an offer for you.

 This.  I understand your concern, and the consideration you have tells me you are a good person.  I don't think you have anything to worry about.

Have you been clear with her about YOUR expectations? 

Sounds to me like you could benefit from using a team.  Typically a team will be built of multiple agents (usually a team leader and multiple buyers agents) and an administrative assistant.  With a team you should get better support in a competitive market.
