Was any sheetrock hung?  How many square feet of sheetrock was sanded & spackled?  The size of the job plays a big role here..

 Got it.  You're all over it then.  Im sure you can find a way to do this.  I would suggest meeting with a mortgage broker and figuring out what you will be approved for first.  Use this information to then better determine what you can afford, moving forward into a conventional mortgage.  Hope this helps.

Larger due diligence or earnest money payment.  Due diligence is money you will NOT get back if you cancel the deal during the specified time period.  You can also offer a shorter closing period if financing will allow it.  Hope this helps.

As stated above, there is no quick tip.  Learning how to accurately identify problems & estimate labor, materials and much more takes years for these guys to master.  You need a trained professional.  I would reach out to a general contractor and pay them for their time.

Are you using hard money as capital for a fix and flip? The only reason I ask is pertaining to the condition of the home. VA will NOT fund homes in poor condition. With that being said, VA mortgages ARE assumable.

This is very normal.  However I would HIGHLY suggest paying for your own inspection.

I thoroughly enjoyed reading BiggerPockets Book on Estimating Rehab Costs by J Scott.  It was an excellent resource that clearly defines the mindset of estimating through evaluating the scope of work.  I would highly recommend!
