Yes I agree with Sam.. Creative financing might be the way to go. Look up pace morby creative financing on YT.

it depends on how bad you need the cashflow right now. Remember, the other advantages to owning real estate even when your not cash flowing much. Tax advantages, appreciation, mortgage paydown/equity build... if you can take a hit on some of the cashflow right now it might be worth it in the long run. Also, remember you have to manage your PM. But, this is much easier than managing remotely. Are you BRRRing this property. Are you going to refinance and get some money out of the deal?

maybe look into do a month to month lease in the off season and str in the peak season. possibly travel nurses in the off season. if you do go the str route there is many ways to automate your systems to make it easier for you so its not another job. Also, there a cleaning fee on airbnb. So, why would it be money out of your pocket for cleaning? nothing wrong with having LTR and STR in the same building.

quick question. I have a client that is renting. The apartment they are renting had recently had a fire which caused them to have to move out for a month or 2. The landlord is still charging them rent for the months they are not living in the unit. Is this right?
