Hi Elizabeth, given your situation and proximity, I'm curious if you have considered passively investing in real estate syndications? I'm a big believer in living where you want and investing where the numbers make sense. That's not my quote, but I live by it ;) I've invested in 14 syndications in the past several years with many Sponsors/GPs and have found it rewarding to have geographical diversification and passive income streams.

Best Ever Apartment Syndication Book by Joe Fairless is a great read. I believe it's also on Audible. Goes into the "how-to" structuring if you're looking to put a deal together.

Best Ever Apartment Syndication Book by Joe Fairless is a wealth of knowledge and goes into the "how-to" if you're looking to syndicate yourself or be an investor in syndications. Highly recommended.

Agreed with all above ^ Do your due diligence and vet out several groups, make sure your investing philosophy aligns and ask for either references and/or track record.

Good question. Have you considered getting involved in a real estate syndication? I have learned a tremendous amount by taking part in 14 syndications over the past several years. That's the path I have taken. Best of luck!

I used my SD-IRA primarily for note lending and note lending syndications since there are no tax advantages to those investments. Otherwise, you might be foregoing tax benefits by essentially placing a tax-advantaged asset in a non-tax advanged plan.

I was recently an investor in (2) multi-family syndications in the Phoenix area. We just sold them. Happy to share and answer questions. Feel free to DM

Good question! I've been investing in Texas and Florida over the past 12-24 months. Submarkets are the key. Look for diversified employment options and migration trends. Lots of Californians moving to Texas and lots of New Yorkers moving to Florida. Both are tax-free states with mostly affordable housing (comparatively). Best of luck!
