Hi Miguel, about 10 years ago I still had some bad debt, but I know I wanted to pursue real estate investing. I chose to start in real estate rather than waiting to pay off the debt. I have to say, in all honesty, that was the best decision I ever made. I used the cash flow from the rental property to pay off my bad debt and I had a tenant paying off my mortgage debt. It was an incredible eye-opener for me. Best of luck!

I use Mark Kohler's firm every year to help my business grow. I am not affiliated or paid to promote them, but Kohler and Eyre is a very reputable and useful term for investors and business owners if anyone is curious.

@Anthony Porembski Good question. I started with single-family fix and flips and buy and holds in 2009, then started doing vacation rentals with single-family. I eventually got in over my head with active management on all my properties and couldn't find a good way to make the business passive, even though I had put property management companies in place. So I went back to the drawing board and discovered multi-family syndications with some extensive online research. I called a few groups, interviewed a few syndicators, and started with one investment. Once I realized the passive benefits of this model, I started liquidating my single-family portfolio and I have since converted nearly 100% of my portfolio into 14+ diversified syndications. Hope that helps!

Hi Jason, Ken McElroy or (MC Companies) just released a deal about a month or two ago. I believe it filled up in about 48 hours because he has a lot of investors and hasn't done a deal in a while now. Make sure your investment philosophy aligns with the syndication group(s) you invest with. I have invested in 7 or 8 deals with Joe Fairless (Ashcroft Capital). I have made continued investments with Ashcroft because of the alignment in investing philosophy. Good pick!
