I recently masterminded with a vary high net worth individual. His wealth was not build with RE, but he does invest there. His strategy with income is simple and clean. His profit goes 50% index funds and 50% multi family RE. Reasoning is this: preservation wins in the long run. Reminds me of buffets rule #1 "don't loose money" 

What do you guys think??

I would say house hack, find something in your budget that isn't a huge rehab. Side by side duplex's are easy to find here, 2-3 bed per side will be easier to lease. Live for free while you work on the next one. Hit me up if you have questions, love to talk shop.

Pittsburgh is great for cash flow. I have been able to have been able to hit the 2% rule and better on most of my portfolio. I tend to spend more at purchase, for less of a rehab. DM me if you have questions.

Investment Info:

Single-family residence buy & hold investment in Brownsville.

Purchase price: $7,000
Cash invested: $11,000

buy and hold, we were right in the middle of this rehab when covid hit. Definitely learned not to rely on credit to heavily. If I had the time back I would not of bought this house, it does preform OK but it has been a big cost in opportunity else where. A learning experiences for sure.

What made you interested in investing in this type of deal?

cheap entry price.

FB market place, delt face to face with the the owner.

Cash

How did you add value to the deal?

Full rehab of the first floor

What was the outcome?

Stabilized after a long expensive rehab

Lessons learned? Challenges?

My capital would reform much better in a higher priced nicer area.
