Investment Info:

Single-family residence buy & hold investment.

Purchase price: $158,000
Cash invested: $2,000

First house hack, eventually a rental. Split entry home. I upgraded the garage door and fenced in the back yard so far. I would like to add another bedroom and solar power to this property in the future. Started house hacking here and really like the model.

What made you interested in investing in this type of deal?

Located in a very good area and close to the high school.

How did you find this deal and how did you negotiate it?

MLS. Offered the appraised value with seller assist.

How did you finance this deal?

Traditional mortgage

How did you add value to the deal?

Fenced in the back yard. New garage doors and siding (lucked out) insurance paid for the siding.

What was the outcome?

This property adds the most to my net and cash flow nicely too.

Investment Info:

Single-family residence buy & hold investment in Derry.

Purchase price: $18,000
Cash invested: $7,500

Owner financed. Buy and hold. Seller was vary easy to work with, he didn’t have the time to put into the property. Listed at 24k, I offered 18k with 5k down and 500/mo no interest. Added a full kitchen and fresh paint. Rented out quick to a great tenant. Probably will be paid of with OPM next year and cash flow nicely.

What made you interested in investing in this type of deal?

By Educating myself on RE investing I decided that buy and hold met my needs the best.

How did you find this deal and how did you negotiate it?

Found on Facebook, negotiated via texting.

How did you finance this deal?

Owner Financing

How did you add value to the deal?

New kitchen, paint and roof on back deck.

What was the outcome?

A nice rental in a good area.

Investment Info:

Single-family residence fix & flip investment in Ligonier.

Purchase price: $50,000
Cash invested: $4,000
Sale price: $85,000

Unintentional fix and flip, got my wheels turning for RE investing. Had the idea to flip after purchase. Minimum work to property. Bought foreclosed with help a friend. Replaced the deck, some flooring, trim and freshened up the paint. Listed it at 75k, buyers bid up to 85k. Used the profit as a down payment for my next property.

What made you interested in investing in this type of deal?

Girl I was dating liked the house and area.

How did you find this deal and how did you negotiate it?

No negotiations, bought from bank for list price.

How did you finance this deal?

HELOC from a friend.

How did you add value to the deal?

Replacing the deck. Removing an unneeded entrance. Flooring, trim and paint.

What was the outcome?

Buyers had a bidding war the added 10k to the sales price.

Lessons learned? Challenges?

Don’t assume your realtor knows the market. My realtor advised listing at 65 not 75.

Where do you advise keeping your emergency funds. Standard saving, online saving (better rates but higher minimums), short term CD’s, money market... etc?
