@Rivy S. And Rivy, theres not really anyone near me that does that, and even I'd think that's a waste of marketing dollars spent. Of course some money is better then none, but I'm looking for a way to not lose deals, rather then give them away.

@Nick Britton how would you structure pay? And social media as for marketing or finding the people?

Hello All!

So I've been trying to come up with a few strategies to scale my real estate wholesaling business with little time, and was wondering if anyone could chime in to my situation.

Last year was my first year full time wholesaling and did relatively well... Some unforseen expenses came up and forced me back into a full time job this year and I've found that I have very little time to work on my business working a w2 job 10-11 hours a day. I have many leads that need followed up with that haven't been touched because of lack of time, and I'm doing minimal marketing as of now because the few leads a week that come in, I have trouble getting to them as well.

My business is in a stand-still and essentially losing money because I know I've missed out on deals because of either lack of follow up or not calling back new leads right away.

I plan on hopefully being able to go part time in the next few months, but in the meantime, how should I handle this? Is outsourcing at this point my next step?

This is my first Subject To opportunity: ARV 220k+ , would sell as is for 180k . Seller owes 165k and will take whats owed for it. PITI=$1,300 + utilities. Top unit currently rents for $1,000. Bottom can be converted back into 2 units by re-adding a door. Potential total monthly income of $3,000-3,500. What do you think?! What would you do to maximize profit? Anything that could go wrong?

@Stephen Yancey UZ Marketing, Hands down. They offer free shipping (shipping is what most other places make your signs cost cost 3$/sign when it should have been 1$) They also has a green program, $80 for 100 12 x 18 signs on one's they messed up one, they print on the blank side. @Brandon Russell Bandit signs have a great ROI, and the biggest things I've learned is you need to be consistent. It took me about 3 months to see results from my bandits, but my consistency had a snowball effect and had 4 deals in one month.

@Mark Zarragoitia Have you started rehabbing yet? Wholesaler looking for more buyers!

Those are very minor charges... I messed up when I was 18 and have charges that are going to follow me the rest of my life. Real Estate is what is going to be able to help me build my own career, because so many people are judgmental of what one has done in their past. Look at the person, not the paper.
