Looking for Seasoned Investors advice
This is my first Subject To opportunity: ARV 220k+ , would sell as is for 180k . Seller owes 165k and will take whats owed for it. PITI=$1,300 + utilities. Top unit currently rents for $1,000. Bottom can be converted back into 2 units by re-adding a door. Potential total monthly income of $3,000-3,500. What do you think?! What would you do to maximize profit? Anything that could go wrong?
